An industrial building is the storage space for a company’s assets, including vehicles, warehouses, machinery, production areas and even offices. These buildings can be designed according to the needs of a specific industry or offered as rental spaces with pre-established infrastructure and equipment. Both will include current safety and civil protection regulations. <\/p>\n\n\n\n

Depending on the industry’s requirements, there are three\u00a0types of commonly used industrial buildings.<\/mark><\/strong><\/a><\/p>\n\n\n\n

A-Class industrial buildings<\/strong><\/h3>\n\n\n\n

According to the Commercial Real Estate Development Association (NAIOP), industrial buildings within this classification have the highest assessment standards.<\/p>\n\n\n\n

More than 50% of industrial real estate market buildings are A-Class.<\/mark><\/strong><\/a><\/p>\n\n\n\n

These industrial buildings are intended to house transnational companies with high storage, manufacturing, production or supply chain volumes.<\/p>\n\n\n\n

They are usually developed with a construction footprint greater than 2,500 sqm and have the capacity to accommodate more than one user.<\/p>\n\n\n\n

They have leveling ramps that can hold up to 30,000 lbs. and have at least 30 linear meters of maneuvering capacity. In addition, they include one parking lot for every 4,000 sqm of warehouse space and one parking space for every 40 sqm of office area. Some lots are located within an industrial park and have additional services and infrastructure.<\/p>\n\n\n\n

B-Class industrial buildings<\/strong><\/h3>\n\n\n\n

According to NAIOP, B-Class buildings account for at least 40% of the industrial market and are characterized by a lower construction quality than A-Class buildings.<\/p>\n\n\n\n

B-Class industrial building structures stand on a construction footprint starting at 1,500 sqm and have the capacity to house one or more users.<\/p>\n\n\n\n

Generally, this type of space is used by national companies willing to trade infrastructure limitations for the benefits of industrial spaces. To meet this need, prices are often quoted in Mexican pesos.<\/p>\n\n\n\n

B-Class buildings are primarily located in the central and Bajio regions, though some are in the country’s north.<\/p>\n\n\n\n

These buildings have leveling ramps with a capacity starting at 25,000 lbs. and have 20 linear meters of maneuvering capacity. They include one parking lot for every 6,000 sqm of warehouse space and one parking space for every 80 sqm of office space.<\/p>\n\n\n\n

C-Class industrial buildings<\/strong><\/h3>\n\n\n\n

The most distinctive feature of C-Class industrial buildings is that they do not have specific construction standards. They may have unusual characteristics in terms of industrial building design, and they may or may not have offices.<\/p>\n\n\n\n

These buildings are built on a construction footprint starting at 500 sqm and have the capacity to house a single tenant. They do not have leveling ramps and provide one parking lot for the entire building. <\/p>\n\n\n\n

Unlike A-Class and B-Class, these buildings are used for heavy manufacturing processes,<\/mark><\/strong><\/a> medium- or low-value goods storage, polluting processes or non-specialized manufacturing.<\/p>\n\n\n\n

It is common for these buildings to be located on old industrial areas or other sites not originally intended for this use. This type of building is becoming less common in major industrial markets but can still be found in markets with a regional focus.<\/p>\n\n\n\n
