Which are the main industrial cities in Mexico?

Monterrey, CDMX, Guadalajara, Queretaro, and Guanajuato are the main industrial cities in Mexico. They stand out for their decisive contribution to the national economy.

What is an industrial city, and what are its characteristics?

The industrialized city concept was born during the Industrial Revolution, referring to the transformation of urban centers into high production areas. To date, we call large cities the ones where most of the economic production is concentrated in factories.

The following features are among the most representative of an industrial city: 

Industry activities

These range from refineries and ports to distribution centers, chemical plants, warehouses, plastic generators, iron and steel production, food manufacturing, and processing.

Specialization in one or more sectors

Industries tend to concentrate in sectors or clusters, that is, areas with industrial land use which house tenants working in a specific sector. 

Transport and mobility infrastructure

In Mexican industrial cities, mobility systems play an essential role in logistic processes. Therefore, aspects such as infrastructure, road availability, and proximity to airports and seaports are important. Not only because they enable the hauling of goods but also provide companies with access to qualified labor.

Industrial cities and their contribution to the Mexican economy

Monterrey

It creates around 2.5 million jobs nationwide Known as the country’s industrial capital, 23% of its GDP1 comes from industrial activities and 12% from manufacturing activities. Among its specialty sectors, we find logistics, the automotive and the retail industries, as well as real estate since it offers quality assets not subject to market offer. 

According to SOLILI, in May 2021, the gross demand of the Monterrey metropolitan area was 56 thousand square meters.2

Mexico City

Activity is concentrated in the electrical, automotive, aerospace, logistics, electronics, e-commerce, and high technology sectors. In January 2021, the so-called CTT zone (Cuautitlan, Tultitlan, and Tepotzotlan), located in the outskirts of Mexico City, recorded a demand for industrial space that is equivalent to 50 thousand square meters.3

Queretaro

The most significant industrial activities are automotive and aerospace manufacturing, transportation, and computer and food equipment manufacturing. From January to October 2019, production from the manufacturing industry reached a value of 295,723.6 million pesos,4 which was a 3.59% increase over the previous year.

Also in 2019, 37 national and foreign investment projects were completed, creating an economic benefit of 7,353 million pesos and thousands of highly specialized jobs. In addition to the above, in the same year, Queretaro became the main recipient of foreign direct investment (FDI) in the Bajio, raising more than 887 million dollars4 for new investments and reinvestment in companies with current operations.

Guanajuato

It is a national benchmark in the automotive manufacturing industry. It has an industrial park network comprising 29 complexes5 in a 3,478 hectares area, which accounts for an investment of 914 million dollars.

In addition to the automotive industry, the state has eight other strategic clusters in the fashion, chemical production, food, research services, tourism, and logistics sectors.

Guadalajara

In the state of Jalisco, there are multiple businesses in logistics services, advanced manufacturing, automotive, storage, and information technology services. In fact, in the first three months of 2021, the state was among the country’s first markets regarding industrial space usage.

So far this year, 25 industrial projects closed, involving 219,145 square meters,6 which has meant significant economic spillover.
