What to consider when setting up in an industrial park?

Read Time:2 Minute

The industrial real estate sector will have a year of growth in 2022 due to the increase in demand associated with the e-commerce boom and the conditions given by the USMCA. However, for this very reason, today more than ever, it is essential to be clear about what an industrial park is and its characteristics.

What is an industrial park and why is it convenient to set up in one?

In Mexico alone, 11 industrial parks1 are projected to open next year. But the question that every expanding company should ask itself is what makes it possible to classify these spaces like this is.

In this regard, the following is a review of the features that these spaces must meet to fit the definition of an industrial park.

According to the Ministry of Economy2, what distinguishes an industrial park is an area designed and delimited for a plant, which also has optimal conditions for several operational tasks. Therefore, SMEs are encouraged to locate in industrial parks to avoid irregular settlements and inappropriate land use in urban areas.

Moreover, by setting up in these spaces, industrial companies project an image of greater reliability in the market. They also access conditions that facilitate their operation and obtain tax benefits in some cases.

However, before relocating operations to an industrial park, it is important to be aware of what must offer this type of space’s condition. Today our article will focus on these factors.

1. Strategic location

Ideally, an industrial park will be situated near one or more major communication routes, such as highways, seaports, airports or railroads.

Thus, Mexico is a strategic destination for investment, whether for logistics or manufacturing purposes, because of its privileged location with the United States to the north, Central and South America to the south, and Europe to the east.

On the other hand, the industrial parks in the country have been fundamental for the attraction of Foreign Direct Investment.

2. Infrastructure conditions

Besides providing ample space and adequate facilities for operational activities, industrial parks guarantee infrastructures with supply of basic services such as water, gas, electricity, and discharge.

This has the advantage that they are usually multifunctional spaces that can be adapted to the specific needs of the companies, for example, through a BTS model.

3. Operating permits

Joining a park brings safety to industrial companies considering that it has all the legal permits for its operation, which prevents accidents at work and avoids penalties.

4. Central administration

This department’s role is to ensure the optimal operation of the infrastructure, the management of permits and paperwork, as well as security within the facilities.

Industrial Park Advance

The Industrial Park Advance Monterrey, located in Garcia, Nuevo Leon, is a project that offers companies Build to Suit spaces and industrial buildings for lease. It has 161 acres (65 ha) and an available area for BTS of 589,000 m².
