What are industrial spaces?

The concept of industrial parks or industrial spaces refers to areas designed and delimited to realize different productive activities. This includes infrastructure conditions, services, and equipment according to the needs of each company.

What are industrial spaces?

An industrial space is one in which all the elements are organized according to the requirements of each industry. Its main feature is a specific and well-defined space in which various forms of occupation coexist. Other defining characteristics are the following:

  • Production units are located in them.
  • Their construction is oriented to generate efficient processes for tenants.
  • They generate cost reductions for customers.

Although each of the companies within the industrial park is responsible for its own security, the park is in charge of the control and surveillance of the accesses and common areas.

2. Special roads and parking lots for trailers

The industrial sites are designed with a parking area in which there is space for all vehicles (cars, trucks, personnel transport units, motorcycles, and bicycles) required for the operation of the companies, as long as they do not invade land outside the property. Moreover, according to the regulations,1 this parking area will always be paved or covered with gravel.

3. Strategic location that connects them to the main roads in the region

Among the factors that determine the success of an industrial park is its proximity to the following places or services:

  • Federal highways, freeways, railroad lines, airports, or seaports.
  • Proximity to customers and suppliers.
  • Border, cargo terminal, and customs.

4. In some cases, they have an amenity area for workers

It has been proven that the happier employees are in their work area, the more efficient they will be in their tasks. Examples of this trend are the construction of spaces such as hotels for the use of employees as a solution to shorten the distance and travel time to industrial warehouses; parks with integrated shopping malls, dining and play areas.

Importance of industrial spaces in the economy

Industrial activity plays a significant role in the economic and social aspects of a country, as it is fundamental for the generation and distribution of wealth, creating new jobs, and incorporating the population into increasingly modern sectors of the economy.

In Mexico, the importance of industrial spaces in the economy has been consolidated over time as the country has become an international benchmark for this type of activity. Some of the main sectors are manufacturing, automotive, metal mechanics, and aerospace.

In 2020, the crisis derived from COVID-19 caused a reduction of 8.5% in the Mexican economy2 regarding 2019. Therefore, currently, the manufacturing industry has had to adapt to continue to meet the domestic and international market needs.

The above points demonstrate the important impulse and protection offered for foreign investment searching for industrial spaces in Mexico, where a large number of alternatives with infrastructure and strategic locations can be found.
