An industrial park concentrates large distribution centers and logistics operators’ warehouses. However, this barely scratches the surface of its great value in the Mexican economy.
Industrial parks in Mexico
Companies from the United States started opening facilities in Mexico in the late 1960s, and this trend has persisted with the Manufacturing, Maquiladora, and Export Service Industry Program (IMMEX).
Furthermore, the Mexican Association of Industrial Parks (AMPIP1) reported that more than 500 industrial parks—extensive facilities—have officially opened their doors in the country.
For Mexico, these industrial parks are valuable since:
- Many offer nearly 3 million new jobs.
- 3,500 global companies have established their presence.
- AMPIP’s New Generation of Smart and Sustainable Industrial Parks report2 showed that the manufacturing and logistic industry had registered 53.4% of Foreign Direct Investment (FDI).
It’s worth noting that settling in industrial parks in Mexico is ideal for manufacturing companies, due to their strategic proximity to the United States, high-quality infrastructure and facilities, as well as skilled labor and managerial experts.
Industrial parks’ value for the manufacturing industry
Recently, the manufacturing industry in Mexico has gained impressive traction, especially in the automotive and aerospace sectors.
This has been achieved through Tier 1 and Tier 2 suppliers creating clusters and a competitive environment among the different companies that had settled in industrial parks from:
Northern Corridor
This area includes the states of Coahuila, Tamaulipas, Sinaloa, Durango, Chihuahua, Zacatecas, and Nuevo Leon. It promotes interconnection between border cities such as Ciudad Juárez, the Mazatlán, and Topolobampo ports.
Overall, as stated by AMPIP, Nuevo León stands out for having 64 industrial parks and getting almost 12% of the country’s FDI.
Northern corridor relevance is such that, according to Forbes2, it accounts for 21% of the domestic GDP.
El Bajio Corridor
Some states located in the Bajio region are Guanajuato, Queretaro, Aguascalientes, Zacatecas, San Luis Potosi, and Jalisco.
Jalisco is the best known in this corridor with 37,141 facilities from the manufacturing sectors, accounting for over 6% of domestic FDI. Second is Guanajuato, with 33,074 facilities and nearly 5% of FDI.
Thus, it was no surprise when the gross domestic product (GDP) from the manufacturing industry in Mexico surpassed 2.885 billion pesos3 in 2021.
How can corridors benefit industries such as manufacturing?
Being part of an industrial corridor manufacturing companies can:
- Set up facilities in key locations with advanced infrastructure facilities.
- Employ a nearshoring strategy to increase FDI as well as make manufactured goods exports easier—majorly auto parts, electronics, and pharmaceuticals— to the United States and Canada.
- Leverage the USMCA enactment, which has helped to boost industrial park demand in Mexican corridors. The Logistics World4 stated that 11 new industrial parks are expected to open this year.
