Digital transformation and the change in industrial parks

According to the Mexican Association of Industrial Parks (AMPIP)1, 90% of development companies deemed digital transformation imperative to industrial spaces in 2022.

The statement is hardly exaggerated. The data show that digital transformation helps companies offer personalized services, attractive economic investments in the e-commerce and export products manufacturing sectors, and helps promote sustainability efforts such as energy efficiency, water treatment, or decarbonization.

Industrial parks in Mexico: changes driven by digitalization

A study carried out by the consulting firm Select2 assessed the progress of industrial parks in Mexico. It concluded that:

  • 50% of companies in the industrial real estate sector have achieved positive results in their digital transformation efforts.
  • 70% reported already having an integral digitalization strategy, a manager in charge, and a governance plan.
  • 59% of a company’s budget for Information and Communication Technologies (ICTs) was earmarked for innovation, on average.

The study also revealed a higher interest in implementing ESG criteria from these companies, which aligns with a smart and sustainable industrial park model.

Some of the key technologies helping to achieve these goals are the Internet of Things (IoT), Building Information Modeling, and construction progress monitoring.

Another important tool used is augmented reality, which focuses on showing potential clients a 360-degree version of the building. PropTech technologies (property technology) have also been adopted to make administrative management more transparent and, therefore, guarantee information security.

Logistics optimization: how to encourage industrial parks investment?

In the logistics sector, there are five digital transformation trends that have increased the value of industrial spaces, attracting foreign investment to the country.

1. Automated warehouses

Whenever logistics 4.0 is discussed, it is inevitable to think of robotic systems to optimize operations and take away repetitive and time-consuming tasks from personnel.

Automated warehouses also come to mind. These storage facilities aim to streamline time and reduce the margin of error in the logistics process through a highly mechanized operation.

This innovation landscape includes robots performing inventory, packing, and identifying products. There are also autonomous vehicles to ease tasks such as loading, unloading, and delivering goods.

3. Blockchain for supply chain security and monitoring

Blockchain systems are developed by building blocks of information connected to a network of nodes, ensuring data authenticity and traceability of goods from the point of manufacture until they reach their destination providing immediate and secure visibility of shipment information.

4. Big data

Thanks to big data processing, logistics companies can access crucial information for decision-making—for instance, the real-time location of packages, weather, and traffic conditions. 

This means time and cost efficiency as well as improvement in the end-customer’s experience.

5. On-demand logistics systems

This business model, also known as 3PL, refers to logistics suppliers paid only when they are required, without a fixed-term contract. This outsourced service distinguishes itself by its adaptability to the user’s needs.

Beyond the many benefits of incorporating these changes, locating in an industrial park strengthens a company’s market’s valuation, especially if it has the technological, sustainable, and social responsibility features mentioned.
